Investing in Organic Farmland

December 16, 2021

We are excited to announce that our clients at TD Ameritrade now have access to two new investment opportunities through our relationship with Iroquois Valley Farmland REIT. They are committed to financing organic and regenerative farmers and ranchers across the United States, and in turn, supporting the health of our soil, our people, and our planet.

One investment is the Iroquois Valley Farmland REIT, which is a real estate investment company that provides land access and working capital to the next generation of organic farmers through leases, mortgages, and operating lines of credit. The minimum investment is just over $10,500 for a 5-year note. For the REIT equity shares, you own stock in a diversified portfolio of organic farmland supporting independent farmers. This is a "growth and income" investment with returns in the form of a dividend plus the appreciation in the value of the land.  [As with most investments, investment returns and return of capital are not guaranteed. However, they have a very positive track record to date.]

The second investment opportunity is through Soil Restoration Notes. You are effectively loaning the Iroquois Valley organization capital to acquire farmland. This is a 5-year term loan with 2% annual return in semi-annual interest payments. The minimum investment is $50,000 and you need to be an accredited investor. [We can help you determine whether you are an accredited investor. Generally, you need to have annual income of $200K and/or $1M of investable assets excluding your home.]

Either one of these investments can be a nice addition to your IRA and is a way to diversify out of the stock and bond markets.

And we can feel good about making a positive impact on the world through supporting organic farming.
